92-Acre Private Retreat w/ Hot Tub, Creek & Pond

THE SPACE This three-bedroom, one-bath cabin sits half a mile off the main road on 92 private acres in Boonville, NY, about 20 minutes from Old Forge, 10 from town. Cummings Creek runs through the property, and a pond (about 12 feet at its deepest) sits just steps from the house. Please note: this is a rustic, off-grid-feel retreat, not a luxury cabin, expect character over polish. All three bedrooms and the single bathroom are upstairs. Downstairs you'll find the kitchen, dining room, and an enclosed patio with seating. Outside: a private hot tub, a fire pit with picnic table, a grill (bring your own propane refill if it runs low, the closest exchange is about 10 minutes away), and a wood-burning fireplace that is currently not operational. OUTDOOR ACCESS There are logging trails on the property (not groomed ATV trails), and you're welcome to ride, hunt in season, or shoot skeet with standard safety precautions. State land with better-maintained trails is nearby but requires a short ride on the main road to reach it, message us before booking and we'll send the exact address so you can research routes in advance. GOOD TO KNOW Cooling is window AC units throughout, plus a main unit for the kitchen/dining area; standing fans are available on request. Internet is rural satellite, always on, but can be slow or spotty; cell coverage (including Verizon) is unreliable on the property. Tap water is safe to drink; a filtered water dispenser is available in the kitchen if you bring your own 5-gallon jugs. There's one bathroom for the whole house, if your group includes tenters or extra guests, please message us first, since the septic system has limits. Please observe normal water safety around the pond. Normal wear is never an issue, but broken glass left near the fire pit or yard will result in a $500 charge, since it's a safety hazard for future guests.
